The Filtering Fallacy

The developers backing RIP concede that it will only build high-priced housing.  But they say building expensive housing helps everyone, because expensive housing will “trickle down” to lower-income families.

This is the “filtering” claim.  It is wrong.  Here’s why, in one page.
